Cutting Corners for Cost

Homeowners intent on remodeling do so for a number of reasons. Some will add additions as the family grows, others will use equity in order to bring an older home up to date, and many will remodel simply to bring a breath of fresh air into their living space. Regardless of the reasons, care should always be taken to be thorough, and to adhere to proper building practices. It’s not uncommon for some homeowners to cut corners during a remodel. Unethical general contractors will often do the same, whether the homeowner is aware of the fact or not. Attempting to bypass the permit process, overlooking inspections, and opting not to use licensed sub-contractors may result in considerable fines, project delays, and an unsafe work environment.

The permit and inspection process ensures a homeowner that work is done to code, and that it’s safe to occupy or use a particular structure. If the homeowner has hired a general contractor that feels it’s necessary to sidestep around this process in the name of saving time and money, the motives of that contractor are questionable at best.

A little story to help illustrate the situation, when i was talking with the anesthesiologist earlier in the week, he said that he was going to do a master bedroom and bath addition. The contactor he had looked to hire told him it would cost $25,000 for the permits, which was a hoax. This made the doctor consider about doing this work without a permit. I mean, let’s face it, who would want to pay that much extra, right? I had spoken to the doctor and told him that he would not be insured if there was a fire for that part of the work and that he would have a problem when it came time to sell his house. Lastly, without the building inspector checking his job, then who knows what other short-cuts this contractor might have been taking.

Fines and delays aside, cutting corners is an invitation for problems on all levels. Electrical work that isn’t done to code, or serious structural issues, which can not only result in call backs, but it can present serious safety issues. These problems can all be avoided by using a reliable general contractor with a track record of doing things right the first time around. By selecting a local contractor when possible, homeowners will be able to get a good look at their previous work while checking references. If licenses are in order, insurance is current, and there is no bad history with local code enforcement, the homeowner is well on their way to securing an ethical general contractor.
